  • Overview



    Perform a variety of routine general building maintenance tasks, unit turns, limited grounds maintenance and janitorial duties. Assist with maintaining building security systems, immediately reporting problems to the property manager and entering units only as directed by the property manager within CHS guidelines and landlord-tenant law. Seek to provide tenants with a safe, positive and sanitary living environment. Perform these tasks with minimum supervision, applying solid work experience in this area.


    This is a full-time, benefits eligible position and includes generous paid time off.  Hourly rate is $18.37-$20.44/hour DOE



    1. Receive and investigate requests for maintenance in apartment units, common areas or to the exterior of buildings.
    2. Make needed repairs, refer to supervisor, or contract with outside vendor. Remedies may be in the form of plumbing, electrical, appliance, carpentry, and/or lock repairs.
    3. Complete maintenance request forms. As appropriate, return one copy to tenant. Return additional copies of completed form to the supervisor at the end of each working day.
    4. Take rapid action(s) to solve urgent problems, thereby preventing further damage or harm to building and/or tenant.
    5. Understand the functions of the fire control, steam, water, and pump systems. Routinely observe these systems to determine that they are working properly. Assist in the education of other staff members to the function and maintenance of these systems.
    6. Assist in preventive maintenance program by oiling, replacing filters, cleaning, etc.
    7. Obtain supplies, equipment, or services, which enable maintenance to be completed.
    8. Move furniture, changes light bulbs and assists with pest control.
    9. Assist housekeeping department in turning over vacant units.
    10. Track maintenance work orders, vacancy and preventative maintenance on a computer spreadsheet.
    11. Assist with custodial duties in common areas of the building.
    12. As directed, perform interior and exterior repairs and painting.
    13. Educate tenants about the correct use of apartment amenities. Respond to tenants and staff concerns about the maintenance of their apartments and the building as a whole.
    14. Alert Management to non-maintenance concerns.
    15. As requested and according to availability, serve as back-up for on-call maintenance emergencies.
    16. Contribute to the mission of Catholic Community Services and The Archdiocesan Housing Authority.
    17. Support a positive, team-oriented work environment.
    18. Perform other job-related duties as assigned.


    This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectious material. Other exposures could include cleaning supplies, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors.

    5. Ability to climb ladders and work in high places.
    6. Ability to walk, kneel, climb, stand, crouch, stoop, reach, push, pull and other related activities associated with maintenance work.
    7. Ability to lift loads not normally exceeding 50 pounds.
    8. Ability to occasionally lift up to 100 pounds together with a team member.
    9. Ability to handwrite legibly.
    10. Ability to prioritize multiple tasks, and to plan, schedule and follow-through on projects.
    11. Ability to work independently and as a team member.
    12. Manual dexterity to handle tools, make small adjustments, etc.




    MINIMUM QUALIFICATIONS: (Qualifications which applicants must possess to be considered for the position.)

    1. Three years maintenance experience.
    2. Working knowledge and experience with plumbing, electrical, and lock systems.
    3. Working knowledge and experience with repair of plaster, wall repairs, and painting.
    4. Willing and able to learn fire control, steam, and pumping systems.
    5. Ability to learn pest control techniques.
    6. Experience working independently, prioritizing work tasks, and following through with the completion of the tasks.
    7. Ability to communicate effectively verbally and in writing.

    SUBSTITUTE QUALIFICATIONS: (Qualifications that may be substituted for the minimum qualifications.)

    1. May be substituted for one year of maintenance experience:  
    • Certificate of completion from a technical college in general building maintenance.
    • Certificate of completion from a technical college in plumbing and electrical systems.


    1. Experience performing general maintenance tasks at multiple locations.
    2. Experience working with a diverse population in a residential environment.
    3. Experience with customer service.
    4. Experience with computers, including e-mail, word processing, and spreadsheets.
