those who have special physical and mental needs.
Position Description
The Maintenance Tech III is responsible for the properties exterior and interior facility upkeep including managing a preventative maintenance schedule specifically designed for each unique property and its own equipment and providing supervision and mentorship to other maintenance personnel as may be requested. This position is in a leadership role, works independently with little direction and is able to direct self and others to achieve positive property facilities functions. Assist the Property and Facility Directors to identify Capital and on-going needs. Manage day-to-day tasks of unit turns, work orders, scheduling and overseeing vendor’s performances and regular maintenance of all equipment supporting operations of the building. Coordinate closely with management staff to set schedules and priorities, manage supplies and inventory, and respond to after-hour emergencies. The MIII works closely with central lead, participates on the CHS Safety Committee and provides thought, guidance and action on risk mitigation to ensure safety at the building.
This is a full-time position (40) forty hours a week. The Maintenance Tech III (MIII) performs a variety of routine general building maintenance tasks, limited grounds maintenance and janitorial duties. Assist with non-routine preparations on units for new tenants. Assist with maintaining building security systems, immediately reporting problems to the Property Manager and entering units only as directed by the property manager within CHS guidelines. Seek to provide tenants with a safe, positive and sanitary living environment. Perform these tasks with minimum supervision, applying solid work experience in this area.

Other exposures could include cleaning supplies, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors. Other working conditions may include interruptions, working alone, evening or weekend work responding to emergencies and working on-call.
